The former “Baby Bi-Lo” site in downtown Greenville’s North Main neighborhood has been sold.
Greenville-based Oxford Capital Partners purchased the approximately three-acre site at 505 N. Main St. in a joint venture with Northpond Partners, a Chicago-based real estate developer. Harrison Horowitz, owner of Oxford Capital Partners, said they closed on the property on April 2.
The development partners plan to redevelop the existing 40,000-square-foot shopping center into high-quality, Class A commercial space. A mix of new retail tenants will be established in the shopping center to serve the surrounding community. The developers will target grocery, restaurant, coffee, fitness, wellness, soft goods and general convenience tenants for its anchor and in-line space.
“We see a unique opportunity to re-activate one of the most important corners of Greenville. We’re excited to bring a modern vision for retail to better serve the community and reflect the upward growth of Greenville,” Horowitz said.
The shopping center bordered by North Academy Street, North Main Street, West Park Avenue and Townes Street has sat mostly vacant since Baby Bi-Lo closed in 2013. Several plans have been presented for the site over the last decade, with the most recent failed proposal to build townhomes on the property.
Oxford Capital Partners, a local real estate investor, owns several retail centers across Upstate South Carolina including The Shops of Overbrook and multiple spaces in the Village of West Greenville.
