Plans are in place to redevelop 300 E. McBee Ave. in downtown Greenville.
Hughes Commercial hopes to accomplish this goal by completing exterior renovations to the building which was originally constructed in 1983 for American Federal Bank. Approximately 20,610 square feet of the building’s ground floor will be designated for new retail and restaurant tenants.
Prisma Health will remain the anchor tenant and occupy about 70% of the building.
The city’s Design Review Board approved new plans for the building’s Northwest Plaza on Nov. 16.
Key elements of the project include installing light, clear glass and updating outdoor lighting to create a more inviting plaza. A new one-way drop-off lane will also be installed along with expanded sidewalks, outdoor seating, new landscaping and planters.
Keith Frankel, an architect at the Charlotte office of Gensler, said the intent of the renovations is to create a strong baseline condition for the new plaza. Any exterior modifications completed by the individual tenants will need to be reviewed in accordance with the city’s development code.
The board approved the design plans but advised city staff to work with Hughes Commercial on finding places along the pedestrian sidewalk zone to add more trees.
Modifications to the south side of the building were previously approved by the city. The plans for the first phase of the project include removing the drive-through structure and installing a new, revolving door entrance.
