Here’s a recap of the city of Greenville’s Design Review Board April 17 meeting.
Approved with conditions: 1233 and 1237 Pendleton St.
Two commercial spaces in the Village of West Greenville will soon undergo exterior renovations to make way for new restaurant and office tenants. The board unanimously approved facade changes to the buildings at 1233 and 1237 Pendleton St.
A new pergola with outdoor seating will be added to the exterior of the restaurant space, along with other facade improvements. The property owner also plans to preserve the historic yellow brick on the exterior of the office space.

Several design elements were requested by the board and city staff to be further developed as conditions for approval. For example, the developer was asked to refine the proposed window and door glass selections and outdoor lighting. The planter bed enclosing the outdoor seating area was also requested to be lowered.
Circa 70, part of the Luxe Brands Collective, owns both buildings, which previously housed LashBar and Red@28th. The new prospective restaurant tenant for the space has yet to be announced. Case by Case Architecture designed the new exteriors of the buildings.
Approved with conditions: West End apartment complex
The board approved the site plan and massing for a new residential development in Greenville’s West End. The project’s architectural details and materials will be reviewed by the board as a separate application at a later date.
The Meridian Group, a Maryland-based real estate investment firm, plans to build a 227,500-square-foot apartment complex at 2 Oneal St., rising eight stories above South Academy Street. The building will drop down to six stories as the approximately 1-acre site slopes upward toward its south end.
The unnamed apartment building would be directly adjacent to The McClaren, a 246-unit luxury residential community. The proposed development site is also located near several other apartment complexes and residential townhomes.

Approximately 175 apartment units would be constructed in the new residential development, featuring a mix of studio, one-, two- and three-bedroom rentals. The apartment complex will also include resident amenities, including a fitness center, a pool courtyard, a club room, a golf simulator, a sky lounge, bike storage and a pet spa. Residents would park in a 215-space underground parking garage with an entrance from Oneal Street.
Dynamik Design serves as the architect for the project. As conditions for approval, the board asked the architects to further refine some of the project’s details, including the elevation patterns of the building and the use of ground floor space fronting Oneal Street.
Approved with conditions: Townhomes along Oscar and Meadow streets
Design plans for a new single-family townhome development in Greenville’s Southernside neighborhood were unanimously approved by the board. Greenville-based Homes Urban is the developer behind the project.
The development site consists of seven vacant lots at 413 Oscar St., located across the street from Unity Park’s overflow parking lot. The project will include 14 residential townhomes within three buildings, each three stories tall.
A mix of two- and three-bedroom townhomes would be constructed. Each townhome includes a rear access car garage and a driveway. A common shared driveway would be accessible from Trescott Street.
Project Plus served as the project’s architect. As conditions for the board’s approval, the development team was asked to present color selections, door and window choices, exterior lighting selections, a landscape plan, and a site plan for two members of the board to review.
Blake Muldrow, vice president of Homes Urban, said representatives plan to meet with the Southernside neighborhood to introduce the project in the next few months, prior to submitting for construction permits.
