New mixed-use development projects will be presented at the city of Greenville’s project preview meeting Nov. 18.
The drop-in style meeting offers an opportunity for residents to provide feedback on proposed development before they are reviewed by the city’s Design Review Board, Planning Commission or Board of Zoning Appeals. The meeting will be held from 4 p.m. to 6 p.m. at the Prisma Health Welcome Center at Unity Park.
Here’s a look at some of the projects on the agenda.
Conestee Mill Development
Designs will be unveiled at the city’s project preview meeting for a multi-phased,mixed-use development proposed at Conestee Mill in Greenville.
The historic mill building along the Reedy River would be renovated to house approximately 50 multi-family units. Four residential units over approximately 8,000 square feet of commercial space would be created in the existing Company Store building.
Two additional multi-family buildings would be constructed as part of the project’s initial phase, creating a total of 128 residential units in phase one. Phase two of the development will create an additional 120 to 140 residential units on the 8.75-acre site.
One of the parcels for the project will be requested to be annexed into the city of Greenville. The development project will be reviewed by the city’s Historic Review Board.
Court Street Mixed-Use Building
A new mixed-use building has been proposed to be constructed on East Court Street in downtown Greenville.
The seven-story building would be located on the southeastern side of 300 E. McBee Ave. Hughes Commercial Properties recently completed a multi-million-dollar redevelopment of the Class A office building on East McBee Avenue.
The 0.97-acre property is zoned Downtown Mixed-Use (MX-D), which accommodates the city’s most intense mixed-use developments. Plans for the proposed mixed-use building will be reviewed by the city’s Design Review Board.
Cleveland Street Rezoning
An unnamed developer plans to create a new mixed-use building at the corner of University Ridge and Cleveland Street. The building would be located adjacent to Cancer Survivors Park and Sirrine Stadium.
The three parcels at 98 and 84 Cleveland St. are currently zoned Mixed-Use 2 (MX-2) and Haynie-Sirrine Planned Development (PD) within the city. A city-initiated rezoning process is currently underway as part of the Haynie-Sirrine Neighborhood Plan and would potentially change the zoning of the two Planned Development parcels to Mixed-Use 2.
For the project, the developer wishes to rezone all three parcels to Mixed-Use 5 (MX-5), which allows for a five-story building on the site. A seven-story building would also be permitted if the developer chooses to use the city’s affordable housing height bonus.
The Planning Commission and Greenville City Council must both review the rezoning request for it to be approved.
