Hughes Commercial Properties plans to build a mixed-use building in the North of Broad District in downtown Greenville.
Initial designs for the seven-story building on Court Street were presented at the city of Greenville’s project preview meeting on Nov. 18. Price Cameron, president and chief operating officer of Hughes Commercial Properties, said the project is still in the early stages of design.
The proposed mixed-use building would be located on a 0.97-acre parcel at the intersection of Court Street and Falls Street. The building would be directly adjacent to the office building at 300 E. McBee Ave., also owned by Hughes Commercial Properties, and across the street from the historic John Wesley United Methodist Church.
Gensler, a global architecture firm, was hired to design the new mixed-use building, which features six stories of office space above ground-floor retail and restaurant space. Cameron said the proposed building responds to the rising demand for office space in downtown Greenville.
“We are in negotiations with a couple of tenants,” Cameron said. “While there will be some speculative office, we will have some leased tenants.”
Earlier this year, Hughes Commercial Properties completed a multimillion-dollar renovation of the office building at 300 E. McBee Ave. Cameron said the building is 92% occupied. The building’s tenants include Prisma Health, Lima One Capital, STIR restaurant and Sola Salons.
The city of Greenville’s Design Review Board will need to review Hughes Commercial Properties’ proposal before construction can move forward. Cameron said the project is expected to be presented at the January meeting of the Design Review Board.
