New development projects will be reviewed at the city of Greenville’s Design Review Board meeting April 16. Here’s a look at the meeting’s agenda.
Pendleton Square
Charlotte-based Red Cedar Homes plans to build 32 townhomes east of the Village of West Greenville. The project, called Pendleton Square, would be completed on two sites along Pendleton Street.
The Design Review Board will review two applications for the proposed townhome development.
The first application presents designs for 16 three-story townhomes proposed on the south side of the corridor at 1167 Pendleton St. According to the application, the development would also improve the sidewalks along Pendleton Street and Aiken Street and add sidewalks on the west side of South Textile Street.
Designs for 16 two-story townhomes on the north side of the corridor at 1176 Pendleton St. will be reviewed in the project’s second application. The townhomes would be constructed on four parcels totaling 1.35 acres of land. Sidewalk improvements along Pendleton Street are also proposed as part of the project.
Creative Founder Design Studio serves as the project’s architect. North Charleston-based STYO Development, the current property owner, will complete the project’s initial site work before selling the properties to Red Cedar Homes.
The Banter Hotel
Greenville-based Aileron Management plans to transform the former Cafe and Then Some building on College Street into a new boutique hotel called The Banter. The proposed hotel at 101 College St. would include 17 guest rooms, a restaurant, a rooftop bar and a basement-level speakeasy.
The Design Review Board will review exterior renovation designs for the project at the April meeting. Spartanburg-based PSi Design serves as the project’s architect.
127 S. Main St. building
Architectural designs for a new mixed-use building at 127 S. Main St. will be reviewed by the Design Review Board. The proposed five-story building would feature shell residential space, ground-floor shell commercial space and basement parking.
Crescent Greenville LLC owns the project’s 0.13-acre site at the corner of East Court Street and South Main Street. The development team consists of Caldwell Contractors, McMillan Pazdan Smith Architecture and SeamonWhiteside.
310 Perry Ave. demolition
The Design Review Board will review a demolition application for an existing two-story home located at 310 Perry Ave. According to the application, the home was constructed more than 80-years-ago and has sat vacant for more than 20 years.
Palmetto Sunshine Homes LLC owns the 0.17-acre property. According to the application, the proposed demolition would allow for a new custom home to be built on the site.
