Novant Health continued its expansion in the Upstate with the recent acquisition of nearly 295,000 square feet of office space adjacent to Interstate 85, near CU-ICAR in Greenville.
According to Colliers’ first quarter office report for the Greenville-Spartanburg market, the transaction was a sale/leaseback for $44.8 million for the 58-acre campus previously owned by TD Bank at 200 Carolina Point Parkway.
TD Bank US is leasing back one of the buildings included in the sale, according to a statement from the bank on the transaction. The move will allow the bank to continue supporting its more than 2,000 employees in the Greenville market and follows a strategic analysis of the bank’s evolving real estate needs. According to the bank, part of its real estate realignment is being driven by evolving hybrid and remote work models.
Ryan Lee, Greenville region president for North Carolina-based Novant Health, confirmed the purchase of the property. He said the purchase was part of the health system’s ongoing pursuit of opportunities to ensure it can meet future health care needs in the communities Novant serves.
“We’re incredibly grateful for the warm welcome to Greenville we’ve received over the past year, and we look forward to sharing more about Novant Health’s future growth and long-term commitment to serve the Upstate community with remarkable health care closer to home,” Lee said in a statement regarding the property purchase.
Lee added that as part of the purchase agreement, Novant has entered a Voluntary Clean Up Contract with the state Department of Environmental Services. Under the contract, the health system will conduct an environmental assessment of the property and will ensure that future development of the property will meet all health and safety standards.
Lee said Novant did not have specific plans to share regarding the new property but would update the community as plans develop.
Novant’s presence in the Greenville region has grown steadily over the past year. In August 2025, the health system broke ground on a new 20-bed hospital and medical campus at the corner of Patewood Drive and Frontage Road adjacent to Interstate 385 and in November opened two new specialty clinics on Congaree Road.
