Initial details have been unveiled for a new mixed-use development on the north end of downtown Greenville.
The proposed development, referred to as 426 North Main, will consist of three buildings along the corner of North Main Street and Academy Street. Kavneet Sethi with Green Property LLC and David Gaber with Bijou Properties are the developers behind the project.
Johnston Design Group serves as the project’s architect. Scott Johnston, founder of Johnston Design Group, said the development will include “somewhere in the neighborhood” of 650 apartments and around 20,000 square feet of commercial space across the three buildings. A public parking garage with around 650 to 750 parking spaces will also be constructed on the site.
“The commercial is particularly impactful to that block of the city because that’s the one block that really doesn’t have a lot of pedestrian activity based on the uses that have been there over the years,” Johnston said.
The two buildings designed to front North Main Street will be mixed-use and rise 12 stories. Sethi explained that the large public plaza designed on the corner of North Main and Academy streets will offer a gathering space and destination on downtown’s north end.
“There’s a full length of North Main for retail over multiple buildings. We are envisioning a lot of different uses like destination food and beverage and some high-end retail,” Sethi said.
A six-story residential building is also planned to be constructed along Academy Street. Johnston explained the development’s architectural design aims to be respectful of the materials used in the surrounding historic buildings while also creating new buildings that are more progressive and forward-looking.
Preliminary details for the proposed development were presented at the city of Greenville’s March 25 project preview meeting. The development team plans to present the project’s site plan and massing to the Design Review Board for approval in May. Architectural details for the project’s two phases are expected to be reviewed by the board in late summer of 2025.
“It’s going to be amazing. I think that it’s going to be something that people in the whole Southeast are going to appreciate,” Sethi said.
Property redevelopment
A portion of the development will be located on the former Greenville City Municipal Court property at 426 N. Main St. Greenville City Council approved the sale of the property to the developers for $4 million in September 2024. The property is zoned MXS-D (Downtown Shopfront District) which accommodates the city’s most intense mixed-use developments.
The project will also sit on the American Legion property at 430 N. Main St. which is being sold to the developers. Greenville City Council approved the first reading of an ordinance to rezone the property from CV (Civic District) to MXS-D on March 24. A separate application to demolish the existing building on the property was approved by the city’s Design Review Board in February.
Construction for the development will be phased, starting with the mixed-use building at the corner of North Main and Academy streets. Johnston said construction will begin on the second building fronting North Main Street once the first building’s apartments are leased.
