Keene Development Group plans to turn a 21-year-old neighborhood master plan idea into a reality.
Biltmore Park is a proposed development of 44 townhomes on 4.2 acres at the corner of Pearl Avenue and Biltmore Drive. The site is a vacant parcel on the east edge of the Haynie-Sirrine neighborhood – one of the city of Greenville’s special emphasis neighborhoods.
Units will be multistory and range from 3,000 square feet to more than 4,000 square feet, according to Kyle Keene, founder and principle of Keene Development Group. The brick and limestone townhomes include three- and four-bedroom plans and two-car garages. The plan also includes park space along Biltmore Drive.
A similar townhome development – also called Biltmore Park – was proposed on page 72 in the 2002 Haynie-Sirrine neighborhood master plan. The original version of the project envisions 35 units.
The project’s developers – who are also completing The McDaniel townhomes project near Cleveland Park – met with the leaders of the Haynie-Sirrine neighborhood association to discuss Biltmore Park. Felsie Harris, the neighborhood association’s president, believes the proposed development would be a great asset to the neighborhood.
“We like the idea. We’re looking forward to it,” Harris said. “We’ve been waiting for more development to come into the neighborhood. We look at it as being our time.”
While neighborhood leadership has reviewed the project, Harris said the developers will have to present the project during a formal neighborhood association meeting.
The proposed development will also need to be reviewed by the city of Greenville and acquire any necessary permitting before construction may begin. However, the project would not need to go before the city’s Board of Zoning Appeals for a zoning change.
Keene Development Group hopes to break ground on Biltmore Park in summer 2024.
