Two new mixed-use developments will come before the city of Greenville’s Design Review Board at its next meeting on April 6.
319 Rhett Street
A multi-use project at 319 Rhett St. will feature a residential tower and a separate three-story retail building facing South Main Street.
The project includes:
- 245 units of multifamily housing
- A 154-unit hotel with a cafe and rooftop restaurant
- 5,000 square feet of retail space
- 525 stalls of parking
- Exterior pool
- Private patios and stoops on the first floor
The project site’s 1.385 acres includes vacant land and an existing building that would be demolished.

301 College Street
The design for a 19-story building located on the new Cultural Corridor at 301 College St. features 264 units of residential space and 2,000 square feet of retail on the first floor.
Charleston-based developer The Beach Company’s proposed project includes various residential amenities:
- Rooftop terrace with a pool
- Fitness center
- Meeting facilities
- Bicycle storage and repair
- Club room
- Multi-level parking for approximately 480 vehicles.

Similar to The Beach Company’s new Canvas Lofts building located on Buncombe Street, the building’s contemporary/loft architecture will include brick pilasters and spandrel components on its exterior. However, the addition of floor-to-ceiling windows on residential floors will create a more modern aesthetic for the building.
