The Spinx Company’s new market concept planned for Greenville’s West End has an updated look.
Final design plans for the market were approved by the city of Greenville’s Design Review Board Feb. 15. Changes to the historic building at 659 S. Main St. include exposing the existing brick, updating the color scheme, modifying signage, adding green space and more.
The board previously approved different exterior design plans for the market in August 2023. However, Spinx desired to obtain a special tax assessment for the historic property. This would freeze the property’s tax assessment at its pre-rehabilitation value of $913,670 for up to 10 years.
The rehabilitation expenses for the property are estimated at $1.95 million.
To receive this credit, design modifications were made to preserve the property’s historic character. The building was originally built in 1924 and served as a filling station.
The city’s Historic Review Board approved a preliminary special tax assessment for the property on Feb. 15. In order for the property to receive final certification, the board will need to verify if the project’s rehabilitation was completed as approved.
The building’s interior renovations are currently underway. Jim Weber, Spinx’s chief marketing officer, said the market is expected to open sometime around September 2024. It will not have gas pumps.
The Spinx Co. was founded in Greenville in 1972. It is headquartered on East Washington Street and currently operates more than 80 locations that include gas stations, convenience stores and car washes.
