Plans have been unveiled for a new townhome community within the Greenville Downtown Redevelopment project, formerly known as County Square.
Copper Builders LLC, a Charlotte-based developer, plans to build 48 luxury townhomes on a 1.5-acre site bordered by President Street, Claussen Avenue, Howe Street and Wakefield Street. The property is located north of the Haynie-Sirrine Special Emphasis Neighborhood.
It is part of a major redevelopment of roughly 40 acres on the south side of downtown Greenville formerly occupied by county and state agencies. The new county administrative building is located along Church Street on the east side of the redeveloped area.
The townhome project was presented at the city of Greenville’s project preview meeting held June 24 at the Prisma Health Welcome Center at Unity Park. The city’s Planning Department staff will review the major subdivision application for the townhome community.

William Donahue, president of Copper Builders’ Greenville and Asheville division, said the sale prices for the approximately 2,300-square-foot townhomes would likely be over $1 million. The three-story townhomes will feature a mix of two-, three- and four-bedroom floor plans with a roof deck.
“We leaned into what RocaPoint’s vision was for County Square in general and tried to bring some traditional architecture elements and modern elements,” Donahue said.
RocaPoint Partners is the developer leading the 40-acre mixed-use development project along University Ridge. Site work and roadway reconfiguration have been underway for the project over the last several months.
The real estate pad for the townhome project went under contract with Copper Builders in March. Donahue said they hope to break ground on the townhomes later this year once they officially close on the property.
“We’re based out of Charlotte, and we are starting a new division here in Greenville. We feel like this is our flagship project,” Donahue said.
Rooftop cinema at Greenville County Square
Plans for a rooftop cinema, part of the Greenville Downtown Redevelopment project, were also presented during the project preview meeting. A special exemption permit approved by the city’s Board of Zoning Appeals will be required for the rooftop cinema.
The entertainment space featuring a 150-seat and a 180-seat outdoor cinema would sit on top of a seven-story parking garage. The parking garage would be constructed on the north side of the 40-acre development, adjacent to the South Carolina Governor’s School for the Arts and Humanities.
Rooftop Cinema Club, a California-based company, would create the new amenity. The company has established rooftop cinemas in Chicago, Miami, New York, London and other locations.
