Designs for the first joint city-county administrative complex in South Carolina have been completed and construction for the Spartanburg project is expected to begin in October and last about 24 months.
The 200,000-square-foot, five-story building in downtown Spartanburg will be funded through proceeds of a capital projects local-option sales tax approved by voters in 2017. The building will front South Church Street a block away from Morgan Square.
The project represents the first time in the Palmetto State that county and municipal administrations will be housed within the same building.
The project’s design was a collaboration between David M. Schwarz Architects of Washington, D.C., and McMillan Pazdan Smith Architecture of Spartanburg, and is meant to convey a strong civic presence along South Church Street, a main entry point into downtown.
M Peters Group selling Main Street properties
M Peters Group no longer plans to complete its $75 million mixed-use development on East Main Street in downtown Spartanburg.
The Greenville-based real estate developer has listed the project’s eight parcels between 127 and 163 E. Main St. for sale with Reedy Commercial Properties. The sale price for the 1.43-acre site is $8.95 million.
Despite the property’s listing, ideas for a multimillion mixed-use development on the site haven’t been scrapped. Reedy Commercial is selling the downtown site as a redevelopment opportunity with city-approved plans for a nine-story project that includes two stories of commercial space, more than 200 residential units and an onsite parking garage.
According to the property’s listing, the new developer will have access to the due diligence work completed by M Peters Group for the mixed-use project, including architectural designs, incentive work, the Phase 1 environmental assessment, asbestos surveys and other documents.
