New market-rate condos are planned for downtown Greenville’s West End in 2025.
Initial plans include developing 28 to 32 condo units at the corner of Howe and University streets. Residents would be across the street from the $1.1 billion County Square development and across the street from an entrance to Falls Park.
It is one block off Augusta Street on a traffic circle, opposite the entrance to the Governor’s School for the Arts and Humanities.
The public was able to get a first glimpse of the project, currently known as 10 Howe, at the project preview meeting on Aug. 27.
The development will be located on two properties at 10 Howe St. and 14 University St. Together, the properties have approximately 0.6 acres of land.
14 University Street LLC spent $3.05 million to purchase both properties in 2023, according to the Greenville County Register of Deeds.

Existing structures are currently located on both properties. The project’s developers will have to get a certificate of appropriateness to demolish the home at 10 Howe St. from the city’s Design Review Board. This application is tentatively scheduled to go before the board on Oct. 17.
According to city staff, the property at 14 University St. is in the city’s inventory of historic architecture. Therefore, the proposed demolition of the home will need approval from the city’s Historic Review Board. This application is planned to go before the board in October.
Michael Redmon, one of the project’s developers and co-founder of the Boardman Group, said they are also hoping to get approval for the project’s design plans from the Design Review Board in October. KEEL Concepts is the architect for the project.
“We’ll start pre-selling sometime next year and then obviously as soon as we get a little handful of pre-sales, we’ll go vertical,” Redmon said.
