A boutique hotel may soon rise above a prominent corner in downtown Greenville.
Windsor Aughtry Co., a Greenville-based real estate developer, plans to build a seven-story hotel at the intersection of South Main Street and East McBee Avenue. The project was unveiled at the city of Greenville’s Project Preview Meeting on Aug. 26.
Bo Aughtry, chairman and CEO of Windsor Aughtry Co., said the hotel would be named M. Heller in honor of former Greenville Mayor Max Heller. Heller was known as the “Father of Modern Greenville” for driving the transformation of downtown Greenville in the 1970s.
“Our vision for this project is to be a tribute to Greenville, to Greenville’s history and the visionaries that helped form what we are today,” Aughtry said.
The boutique hotel at 30 and 2 McBee Ave. would be part of the Tapestry Collection by Hilton. It would feature approximately 145 to 149 guest rooms along with a fitness center, meeting space and boardroom. Guests would enter the hotel’s lobby from East McBee Avenue. The hotel will offer valet parking services using a nearby city-owned garage.
A restaurant would be located on the hotel’s ground floor facing South Main Street. The development team is having ongoing conversations with several potential restaurant tenants for the approximately 4,500-square-foot space.
“We want an iconic type of restaurant on the corner, not a hotel restaurant. Something that really that corner deserves,” Aughtry said.
The 0.46-acre corner property for the proposed hotel is owned by the Kiriakides family. Windsor Aughtry entered into a joint venture agreement with the property owners for the project. Kirk Crawford, principal at Windsor Aughtry Co., said the property owners are contributing their land as equity in the hotel project.
“We’ve been working with the family for about a year and a half, and we’ve been heavy in the design phase for about six months,” Crawford said.
Tennessee-based Renaissance Group serves as the architect for the project. Michael Tushek, a project architect with Renaissance Group, explained that the proposed brick-and-stone hotel was designed to fit within the historical context of Greenville. Curioso, a Chicago-based design agency, will be the hotel’s interior designer.
Exterior design plans for the proposed hotel are expected to be presented at the city’s Design Review Board meeting on Oct. 16. The development team hopes to start construction on the project in the second quarter of 2026.
