Here’s a recap of the October meeting of the city of Greenville’s Design Review Board (DRB) Urban Panel:
Approved: The Peace Center’s Coach Factory
Plans for The Coach Factory, a three-level, standing-room live music club at the Peace Center, were met with approval from the board.
Nick Tigue, COO of the Peace Center, and Adam Berry, an associate of Craig Gaulden Davis, submitted plans for exterior modifications that include:
- A glass entry for the lobby
- Adding stairs and an elevator in an existing alleyway
- Repairing brick walls
- Introducing a new wrap-around roof terrace with access from the plaza level
For the west elevation, the existing facade was repurposed 30 years ago, meaning it is not historic. New glass additions and a window viewing the stage area of the music venue will be introduced, along with foldable doors on levels 1 and 2.
Approved: The Mockingbird
Plans for the renovation of the Gullick & Markley buildings, also by the Peace Center, were included in October’s DRB meeting as well.
The proposed plans, also submitted by AIA Adam Berry, would convert the buildings to be a new music venue, The Mockingbird, along with podcast and recording studios, artist apartments and campus kitchens that will also have mechanical, storage and utility spaces.
Renovations include the demolition of old architecture to include a new storefront, doors and replacement windows, with the brick also being repaired.
Deferred: Mixed-used development on 319 Rhett Street
A new mixed-use development was deferred due to concerns over scale of the project and traffic. The applicant decided to have the project deferred to the November meeting to address those concerns.
The development plans to include 248 multi-family units, 154 units for a hotel and a café and rooftop restaurant, plus 488 stalls of dedicated parking.
