Various commercial real estate projects are in differing stages of development throughout the Upstate. Here is an update on nine.

9 Commercial Real Estate Updates
Augusta Gateway
3304-3350 Augusta Road, Greenville
Augusta Gateway is a mixed-use development coming to the Augusta Road corridor in the former Terrace Shopping Center location. The project will be designed in a village style aimed at addressing a gap in the surrounding community.
The development’s anchoring structure will total 23,000 square feet giving way to a mixture of food, professional and personal spaces but the whole project will total six structures. The project will be delivered in “warm-shell” condition with upfitting possibilities for tenants.
Project completion is projected for the first quarter of 2026.

Maverick Yards
13 Jenkins Court, Mauldin
Site work is complete for Maverick Yards, a mixed-use development on 6.5 acres in downtown Mauldin. The project is located at the corner of Jenkins Street and Jenkins Court.
Longbranch Development broke ground on the development’s 42-townhome project in September. The townhomes will be located on Mauldin’s former public works facility site.
As part of Maverick Yards, Parker Group Development will redevelop a 20,000-square-foot industrial warehouse into a pickleball complex called The Pickle Yard. Drew Parker, founder of Parker Group Development, said construction is slated to begin in October or November.

On The Trail GVL
3335 Old Buncombe Road, Greenville
A groundbreaking is expected for On The Trail GVL, a more-than $2 billion mixed-use development, in the first quarter of 2025. This event would mark the beginning of construction for the project starting with groundwork and infrastructure.
Cone Mills Acquisition Group, a joint venture between 13th Floor Investments and Warhalf Group, will develop the project on the 240-acre former Union Bleachery mill site within the Sans Souci neighborhood.
The development will consist of multifamily housing, commercial space, restaurants, educational and research campuses, multiuse trails, greenspace, and more. The project’s first vertical element that will be constructed will be a 227-unit apartment complex.

Mosaic
605 Academy St., Greenville
Plans for the Mosaic, a mixed-use project in Greenville’s West End by Saint Capital LLC, are currently going through the necessary approval process with the city of Greenville. The city’s Planning Commission in August approved the lot configuration and two new streets for the project.
The project will be broken into two phases. The initial phase consists of three five-story, mixed-use buildings on Academy Street. Phase two includes building approximately 60 townhomes.
The city’s Design Review Board in September approved the massing and site plan for the project’s first phase. The architectural designs and materials will be presented to the board as a separate application at a later date.

300 E. McBee
300 E. McBee Ave., Greenville
The redevelopment project of 300 E. McBee Ave. by Hughes Commercial is on track to be completed in late November and early December. Interior renovations and upgrades are currently ongoing to make space for new first-floor tenants including STIR Restaurants, a high-end restaurant chain.
The project’s exterior renovations include building a new plaza staircase and entrance on the southeast side of the building. On the building’s northwest side, a new plaza hardscape and valet drive are being built.
Wider pedestrian sidewalks are also being installed along Falls Street and McBee Avenue. The city of Greenville is contributing $650,000 for the project’s streetscape and landscape improvements.

250 N. Church St. (Greenville Gateway)
250 N. Church St., Greenville
The $130 million mixed-use development at 250 N. Church St. – commonly known as Greenville Gateway – has passed another hurdle. The project’s architectural details and materials were approved by the Design Review Board in September.
The development will consist of two towers, one reaching 24 stories and the other 29 stories high, which will include a mix of residential and commercial uses. NR Investments is developing the project and Johnston Design Group is the architect.
Before the project can move forward, the developer will return to the Design Review Board for a final review of the project’s landscape designs and architectural lighting. Construction of the project is expected to begin in December 2024 and be completed in March 2027.

Fifth Third Park
131 W. Main St., Spartanburg
Construction is underway on the Hub City Spartanburgers’ new home, Fifth Third Park. The Single A team will be an affiliate of the Texas Rangers. The stadium will boast a capacity of 5,040 with 200,000 square feet of office space, over 300 apartments and a hotel with about 150 rooms in downtown Spartanburg.
Currently, the park is on track for opening April 2025.

Pendleton Street Hotel
515 Pendleton St., Greenville
A new mixed-use hotel is coming to Greenville’s West End. The hotel, which has yet to be named, will located at the intersection of Pendleton, South Main and Vardry streets. The project is being developed by Beauxwright and Wintergreen Hospitality.
The city’s design review board approved the design plans for the project on Sept. 26. The developers hope to break ground on the construction in the first quarter of 2025. Construction is expected to take 16 to 24 months to complete.

78-acre parcel on Zimmerman Road
Zimmerman Road, Spartanburg
Construction will begin in early 2025 on this 229,840-square-foot facility being developed by RealtyLink. The facility will be on a 78-acre parcel near Spartanburg on Zimmerman Road along Interstate 85 and I-26.
The project will be constructed in two phases with the second phase consisting of a 419,120-square-foot build-to-suit facility. The site is located in the center of the Upstate’s manufacture and distribution center, near BMW, Michelin North America and Lockheed Martin.
Avison Young led the financing, totaling $24.8 million for construction financing and $12 million in joint venture equity.
