An approximately $20 million Pendleton Street townhome development may soon rise in Greenville.
Red Cedar Homes, a Charlotte-based home builder, plans to build 36 townhomes and one single-family home just east of the Village of West Greenville. The homes are expected to be priced around $750,000.
The project, currently called Pendleton Square, would be located on approximately 3.14 acres of land on both sides of Pendleton Street.
Jay Cox, director of construction for South Carolina at Red Cedar Homes, said the properties are currently under contract with North Charleston-based STYO Development, which will complete the project’s site work. Once that work is complete, Red Cedar Homes will purchase the lots to build the new townhomes.
“We got super lucky with this opportunity,” Cox said. “We are really excited to further the enhancement of the corridor between Academy Street and the Village and Poe West.”
Plans for the proposed townhome development were presented at the city of Greenville’s project preview meeting on Feb. 24. The project is expected to be reviewed by the city’s Design Review Board in April.
Creative Founder Design Studio serves as the project’s architect. Jared Moore, founder of the Greenville-based architecture firm, said his goal was to design townhomes that would fit in the context of the Village of West Greenville.
“We’ve done a lot of things that I don’t normally get to do with townhomes, and so it’s just been fun to see that in the Village,” Moore said.
Red Cedar Homes plans to develop the project in three phases, starting on the south side of the corridor at 1167 Pendleton St. Sixteen three-story townhomes will be constructed on the 1.52-acre lot.
Phase two would consist of four townhome units and one single-family home on multiple parcels at 1185 Pendleton St., across from Mill Village Ministries. The project’s final phase, consisting of 16 two-story townhomes, would be built on multiple parcels located at 1176 Pendleton St.
Cox said they hope to start the first phase of vertical construction by the end of 2026 or early 2027.
