New office building planned for 900 Pendleton St.

The property that sits just outside of Greenville’s designated Historic West End district is being redeveloped by Chris Brown of Family Legacy Inc. as new office space for the financial planning business with space for additional tenants.

The building, designed by John Chapman of Chapman Design Group, totals 11,000 square feet and features 10-foot ceilings with expansive windows to let in a lot of light, Brown says.

Family Legacy will move from its current Broadus Avenue location to occupy the entire second floor, giving the company 2,000 square feet more into which they can grow.

“We need more desks,” Brown says.

The first floor, as the architectural drawings currently stand, will have two 2,200-square-foot spaces available to lease that will be marketed by Windsor Aughtry, he says. Because his offices will be upstairs, Brown says they will not be open to a restaurant or bar tenant, but an additional office user or retail that wouldn’t disturb the other occupants is possible.

Brown says he has construction bids out now and hopes to break ground within the year.
