The former Kimbrell’s location in the Pleasantburg Shopping Center just off Laurens Road will soon be redeveloped into a new community gathering area.
All the project needs now are tenants.
The development, dubbed 20 Liberty Lane, sits at the corner of Antrim Drive and Liberty Lane (just off Laurens Road) and is being touted as a “blank canvas,” one that is ideally suited for entertainment, food and beverage, and fitness uses, along with office space.
“Half the project is planned as retail and half as office,” according to Edward Wilson, managing partner with Wilson Kibler, which is teaming up with Avison Young on the project.
Wilson described the development as akin to The Commons or Gather GVL, a community gathering area that will meet the entertainment needs of a location that is growing in popularity.
Spearheaded by Point Place Management and a group of local investors, the development will consist of up to 28,000 square feet of office space and 14,000 square feet of retail space.
The property also touts a potential “beer garden-style” outdoor lawn ideal for a brewery or food hall, but Wilson said specific design elements can be adapted to meet the needs of prospective tenants.
“An early user will have more input in design and preferred space,” he said.
Located near Greenville Technical College and University Center, as well as the spot of the planned extension of the Prisma Health Swamp Rabbit Trail, the site sits on an Opportunity Zone with incentives to investors and businesses that include the option to have tax deferral on qualified gains investments until the end of 2026 and the ability to appreciate tax-free for more than 10 years.
Wilson Kibler is marketing the office portion of the space, while Avison Young is handling retail leases.
