Here’s a recap of the city of Greenville’s Planning Commission March 16 meeting:
Approved: 32-unit Creekview Townes at 450 E. Park Ave.
The commission unanimously gave conditional approval to a 32-unit townhome project at 450 E. Park Ave. near the Greenville County Law Enforcement Center on property formerly occupied by Piedmont Engineers and Architects.
The 2.84-acre property is owned by SCR Greenville Park LLC, and the project is being designed by SeamonWhiteside. The property is bounded by East Park Avenue and Henrietta and Atlas streets. A creek separates the former Piedmont Engineers and Architects building, which has been vacant for years, from East Park Avenue.
The proposed townhomes will comprise three buildings running parallel to the creek and East Park Avenue. Each unit will feature a ground-level parking garage, and a continuous boardwalk facing the creek will give access to the units’ front entrances.
The property is zoned OD, office and institutional district, which does allow multifamily housing as a permitted use.
Among the commission’s conditions for approval are a requirement for a five-foot sidewalk along Henrietta Street and the use of native species in plantings in the riparian buffer between the buildings and the creek.
