The planned mixed-use development The Delano, which will soon rise over Unity Park beside Prisma Health Swamp Rabbit Trail, is adding rooftop office space.
The Delano is billed as a “mid-rise” development, although new plans to add a ninth floor to the previously proposed eight-floor structure would technically qualify it as a true “high-rise.” In the original plans for the building, 70 apartment units, 14 of which would be reserved for affordable units, would fill out the eight floors of the structure. The rooftop space was to be reserved for a restaurant overlooking the park.
Now, new plans submitted by MHK Architecture & Planning propose bumping up the total number of units to 97, 25 of which would be reserved for affordable housing.
Plans for the restaurant, meanwhile, have been replaced with plans to add office space to the rooftop.
“After further dialogue and collaboration with the city, we believe this would be a better use to avoid a traffic jam in that area, as there already is at times,” said Krish Patel, the owner of the property.
The plans were unveiled at the April 21 meeting of the City of Greenville’s Planning Commission and were met with unanimous approval from the commission members, with special praise for the addition of more affordable units near Unity Park.

The project will also include a second-story outdoor pool, 3,200 square feet of ground-floor commercial space and 115 parking spaces.
Patel and Congressman William Timmons, a co-owner of the property, also own the adjacent parking lot and development that houses Southernside Brewing Co., Radical Company, Swamp Rabbit Crossfit and Soul Yoga, which sits just beside the proposed site of The Delano.
