The 100 N. Markley St. property associated with a proposed $92 million residential and hotel project is under foreclosure, according to a public notice from the Greenville County Court of Common Pleas.
The foreclosure sale will take place Sept. 8 at 11 a.m. at the Greenville County Courthouse, 305 E. North St., Greenville, involving the 0.91-acre parcel at the corner of Rhett and North Markley streets in Greenville.
The sale is to satisfy a mortgage debt of $4.6 million to Spartanburg-based The Fidelity Bank.
The property was to be the site of The Vardry Residences by Kimpton Hotels and Restaurants being developed by Greenville-based Keene Development Group, a $92 million project that would have involved 26 condos and a 133-room hotel.
The main defendant in the foreclosure is listed as Greenville HKW LLC, a Delaware-registered limited liability corporation, which is the principal signatory to a mortgage from The Fidelity Bank issued Nov. 15, 2024, and recorded with the Greenville County Register of Deeds.
Signing for Greenville HKW LLC as a manager was Kyle M. Keene, the founder and principal of Keene Development Group LLC. Attempts to contact Keene were unsuccessful as of the evening of Aug. 19. Attempts to contact Kimpton Hotel and Restaurants regarding the project were also unsuccessful as of the morning of Aug. 20.
Greenville HKW LLC sought tax credits for the project in August 2024 through having Greenville City Council declare the property as an abandoned textile site under the state’s Textile Communities Revitalization Act. Greenville City Council authorized that declaration during its Aug. 26, 2024, meeting.
