The developer of a “flexible” business park in Spartanburg County has cleared a final hurdle for the construction of two new buildings expected to attract new jobs and investment to the community.
Pete Weisman, owner and architect of Corporate Center, said he has received grading permits for two buildings — a 60,000-square-foot facility and a 55,500-square-foot facility — on more than 16 acres at the north end of the park.
He said construction will begin soon and should be completed by early 2018.
“Everything is moving to the Southeast,” said Weisman, a former New York City architect, who acquired the site in 1989. “The migration is on. It’s just a matter of time. We feel like we are in a very good position.
Corporate Center’s main campus is on 150 acres on the northern side of the Interstate 85 Business Loop near the Bryant Road exit. Weisman also owns about 85 acres across the interstate.
The two new buildings at 140 and 150 Corporate Drive will bring the park’s existing space up to 11 buildings totaling more than 500,000 square feet.
Weisman said he still has room for at least three more buildings to be constructed on the north side of the park.
The park houses several foreign and domestic companies that range in size from small to large and provide jobs for hundreds of local residents.
Weisman said “flexible” means the buildings can be tailored to suit the needs of a variety of users for office, research and development, manufacturing, or warehouse and distribution operations.
“I noticed a real need when I moved here for a park that caters to small to large users, providing them with quality space in a great environment,” he said. “We comply with environmental building codes in Europe that require so many square feet of glass per square feet of space.”
Weisman’s office is located at the park. He also takes pride in keeping the landscaping and buildings well maintained.
“The tenants always know where to find us,” he said. “We have a personal relationship with every one of them. It means a lot to them that we’re here.”
In addition to the two new buildings, Weisman said he has 6,000 square feet available at 100 Corporate Drive, 9,300 square feet at 105 Corporate Drive, 11,100 square feet at 111 Corporate Drive, 15,400 square feet at 130 Corporate Drive and 23,100 square feet at 151 Corporate Drive.
He recently placed a 55,000-square-foot space at 101 Corporate Drive on the market.
The space previously housed Sterling Contract Packaging, which recently completed its move to a new 140,000-square-foot facility off Highway 290 in Moore.
