Several commercial real estate developments across Upstate South Carolina are moving forward at the start of the new year. Here are status updates on a few notable projects.
Woven
1279 Pendleton St., Greenville
The Woven project is a mixed-use development currently in construction in the Village of West Greenville. Plans call for 214 residential units, 13,000 square feet of commercial space and over 40,000 square feet of open space on its 13 parcels of land.
It is expected commercial tenants will include a mix of artists, retail and restaurants.
In January, FRP Development Corp. and Woodfield Development announced the project secured a $42.9 million investment from Bank of Texas for construction financing.
Woven broke ground in June 2025. As of January, construction of its parking structure was approximately 85% complete. Vertical construction has begun, and the next steps include a concrete foundation for its first building. Framing construction will begin in the first quarter.
The project is looking at a completion date late in 2027.

111 E. Main St.
111 E. Main St., Spartanburg
Two buildings in downtown Spartanburg are set to undergo an $18 million redevelopment. The site will comprise both 111 E. Main St. and 109 E. Main St. The project will encompass interior upgrades to 111 E. Main St. and a five-story build-out at the adjacent property, which currently is just a facade.
Plans call for 22 to 28 residential units, 7,000 square feet of retail space and a courtyard to be constructed behind 109 E. Main St.’s new structure. Spartanburg City Manager Chris Story teased the possibility of a “regionally known” retailer entering the development.
A development agreement was unanimously approved by the Spartanburg City Council at its Oct. 13, 2025, meeting for the project. The approval may signal the end of a years-long wait for this project, first announced in 2022. Construction is slated to begin at the end of this year.

County Square
University Ridge, Greenville
The County Square redevelopment project, encompassing about 40 acres on the south side of downtown Greenville, has made significant headway and is nearing completion of site preparation and paving. Subterranean utility lines are complete, and developers are improving to the surrounding streetscape.
The reconfigured roads are complete, connecting University Ridge with University Street in the West End.
The mixed-use project will include multifamily residential units, and commercial and retail space. Some confirmed tenants include MOA Korean BBQ & Bar, CRÚ Wine Bar and Bistro and a rooftop cinema. Next steps include continued streetscape refinement, infrastructure for pedestrian walkways and plazas, and eventual vertical construction.

Mosaic
605 S. Academy St., Greenville
Developers are moving forward with Mosaic, a major mixed-use development off Academy Street in Greenville’s West End. The project will consist of three five-story, mixed-use buildings with residential and commercial space. Twenty-two additional residential buildings will also be constructed as part of the development.
The project’s construction document production phase is expected to be completed by the first half of the year, said Richard Jackson with Saint Capital LLC, the project’s developer.
Groundbreaking for Mosaic is expected in the third quarter of this year. Construction will take approximately 18 months to complete. Jackson said site work, utilities, and road and parking garage construction will occur before vertical construction begins.

398 College Ave.
College Avenue, Clemson
The proposed mixed-use development at 398 College Ave. in Clemson is located along College Avenue, Strode Circle and Riggs Drive. The development will serve as student housing and include a retail component.
Plans show a 3.7-acre development that would add 700 beds. It will include and eight-story structure with additional townhome buildings on seven parcels of land. The eight-story building will account for a majority of the units, with the townhomes making up about 50 or so units. The townhome structures will total three stories and range from one- to three-bedroom units.
The development would include 150 parking spaces made up of newly constructed spaces and street parking. Along with the suites, the site will provide about 3,700 square feet of commercial space for lease, with an additional 2,500 square feet for a cafe.
It was submitted to the Clemson Planning Commission in May 2025 and met with approval. The $100 million project went before Clemson City Council in October 2025 and was approved. Nathan Woods, assistant city administrator for the city of Clemson, said in December 2025 that permits have not yet been issued, although its developer has applied for a grading permit.

Backyard at Pelham
10 Beacon Drive, Greenville
Site work has been completed for the Backyard at Pelham, a 30,000-square-foot redevelopment project near Pelham Road.
The project will transform the old movie theater property on Beacon Drive into a hub with dining, retail and entertainment options. Featured tenants will include Biscuit Belly, Seasons, Handel’s Homemade Ice Cream, SWTHZ, Coop’s Crazy Chicken and Indigo Kitchen.
In addition to site work, the old movie theater sign has been refurbished and reinstalled on the property. Dustin Tenney, managing partner at Reedy River Retail at SVN, said vertical construction is set to begin this year, barring any unforeseen setbacks.

Liva
208 Tubbs Mountain Road, Travelers Rest
Travelers Rest will soon be home to a new multifamily and townhome community. The development, named Liva, will be built on 10.5 acres of land adjacent to the intersection of North Poinsett Highway and Tubbs Mountain Road. Clear Mountain Properties is the developer for the project.
Liva will feature 120 multifamily units and 32 individually platted townhomes. Resident amenities will include a pool, clubhouse, fitness center, dog park and bike barn. The community’s multi-use path will also connect directly to Main Street and the Prisma Health Swamp Rabbit Trail.
Construction of the 152-unit community was scheduled to begin in January and is expected to take 18 months to complete.
