Initial plans are beginning to emerge for the renovation and redevelopment of the iconic 1 Augusta St. building.
The building sits at the heart of Greenville’s popular West End adjacent to the intersection of S. Main and Augusta streets and has been home to Smoke on the Water restaurant since 2004.
The restaurant’s lease expires in March 2024, and according to Mitch Norville with Atlantic South Development, the building owner, securing a new tenant is an important part of the process of refining development plans for the building.
Avison Young is leading the search for a new tenant, and senior associate Rakan Draz said the focus will be on securing another high-caliber restaurant.
Norville said redevelopment plans will take into account the needs of the new tenant, and the process is expected to be lengthy as the project will need to go through the city’s permitting and design review board.
Norville added city planners have also expressed interest in redeveloping the plaza on the north side of the building. He expects plans to come together within the next 12 months.
In posts on Instagram and Facebook March 13, Smoke on the Water owner Mike Shuler said the restaurant was still negotiating to stay in the 1 Augusta property, but if those talks failed the business would look for an alternative location.
Shuler thanked the community for their support since the restaurant’s founding in 2004 and assured customers he had no intention of closing.
