With the demolition of the old Greenville County administrative building finally underway and expected to conclude in January, the next phase of the $1 billion mixed-use development along University Ridge is set to begin.
Being developed by Atlanta-based RocaPoint Partners, the project will bring more than a dozen new buildings incorporating multifamily residential, Class A office, retail, food and beverage, and hotel offerings.
Once the old County Square building is completely razed, the bulk of 2024 will be spent on major infrastructure work like undergrounding and upgrading utilities, according to Phil Mays, principal with RocaPoint Partners.
That work will be complicated and time-consuming, but is a critical first step before the building pads needed for vertical construction can be built.
Mays said the time consumed by the infrastructure work and reconfiguring University Ridge and the roads within the project is largely unavoidable. The upside is it has allowed RocaPoint the time to be highly selective about the types of tenants it recruits.
“What we’re trying to do is curate a place that is additive to an already successful downtown Greenville,” he said. “We are very intentional about who the tenants are that we bring in.”
He said Greenville has become a very desirable market. There are more restaurant and retail prospects that have expressed interest than the space available.

RocaPoint has secured a number of first-in-market tenants as well as iconic brands to the project, including:
- Lima One Capital has also announced it will move its headquarters to the new development, and Mays said he anticipates a number of other corporate headquarters may follow.
While the pace of construction may be slow, the completed development will be something residents and visitors can be proud of, Mays said.
“Once completed, it’ll be there for generations to come,” he said.
