600-plus acre development planned in Oconee Count
A 610-acre, mixed-use development is being planned for a site about 5 miles from Clemson University.
Chapin-based developer East South Shore purchased the property April 24, 2024, for $12,214,400. The property is located between Seneca and Clemson, and is bordered by Rochester Highway, Old Clemson Highway and a portion of Little River touching the Newry Mill community.
The area is a South Carolina Opportunity Zone, which incentivizes development of undercapitalized areas. The program was created by the 2017 Tax Cuts and Jobs Act, which offers tax reductions for those willing to invest in the designated zones. Currently, there are 135 eligible zones in the state.
Plans are still in the early stages, but the project’s developer has aspirations for a mixed-use development with a range of housing. The developer wants to prioritize workforce housing in its first phase.
