Here’s a recap of the city of Greenville’s Design Review Board June 19 meeting.
Approved with conditions: 426 North Main development
A major mixed-use development is proposed to serve as a gateway into the north end of downtown Greenville.
Plans for the project, referred to as 426 North Main, consist of three buildings with a parking deck along North Main Street and Academy Street. The development would be built on the former Greenville Municipal Court property and the existing American Legion site.
Kavneet Sethi with Green Property LLC and David Gaber with Bijou Properties are the developers behind the project. Greenville-based Johnston Design Group serves as the project’s architect.
The board conditionally approved the site plan and massing for two of the project’s buildings after more than a dozen residents spoke against the project. Concerns were raised about the project’s impact on traffic, its massing compared to its residential neighbors and its proximity to Springwood Cemetery and the Kilgore-Lewis House.
Building one would rise 15 stories above the corner of Main Street and Academy Street. Thirteen stories of residential space would be built above two stories of commercial space within the structure. The project’s second building would have 14 stories of residential space and one story of commercial space. It would be located on the southern end of the development’s property along Main Street.
The board requested the developer adjust the massing and height of the second building due to its adjacency to the five-story residential building at 400 N. Main St. An informal review of the project’s adjusted massing will be held in August. As conditions for approval, the developer was also asked to further study the project’s ingress and egress on North Main Street. These adjustments would be reviewed by two members of the board.

The two buildings would include approximately 600 residential units combined. An interior parking deck is proposed to hold approximately 750 parking spaces. Approximately 29,500 square feet of public space with plazas, sidewalks and terraces would be created on the site.
The board did not review the massing for the project’s third building at Thursday’s meeting. The project’s architectural details and materials will also be reviewed by the board as a separate application at a later date.
Approved with conditions: West End apartment complex
Architectural details and materials for a new residential development in Greenville’s West End were unanimously approved by the board. The Meridian Group, a Maryland-based real estate investment firm, plans to build an apartment complex at 2 Oneal St.
The structure would rise eight stories above South Academy Street and drop to six stories as the site slopes upward toward its southern end. Approximately 175 apartment units are planned to be housed in the apartment complex, featuring a mix of studio, one-, two- and three-bedroom rentals.

A 215-space underground parking garage with an entrance from Oneal Street would be available to residents. Other amenities include a fitness center, pool, a sky lounge, a club room and more.
Dynamik Design is the project’s architect. The board previously approved the project’s site plan and massing in April. An adjustment was made to the project’s site plan to add a pocket park along Oneal Street.
The board asked the developer to further review the pocket park’s plant selections, furnishings and design. Other conditions for approval were for the project’s facade colors, pool deck trellis detailing and parking garage screening to be further refined.
