Major renovation and development projects will be reviewed at the upcoming meeting of the city of Greenville’s Design Review Board.
The meeting will be held at 3 p.m. June 18 at Greenville City Hall. Here’s a look at what’s on the agenda.
Greenville City Hall
Interior and exterior renovations are planned for City Hall at 206 S. Main St. Greenville-based DP3 Architects worked alongside Perkins&Will to redesign the 54-year-old municipal building. The Design Review Board will review site plans and architectural details for the multi-million-dollar project.
The proposed project includes extending City Hall out towards Main Street to create a larger front lobby with a coffee shop. A new ground-floor addition would be built on the rear of the building for new Greenville City Council chambers. Plans also show a new glass facade wrapping around the building with existing travertine stone exterior remaining on the elevator shaft.

The building’s first six floors would be renovated to create modern office space for city departments. The remaining three and a half floors would be remodeled into leasable space. The building’s mechanical, electrical, plumbing, HVAC and fire protection systems would also be replaced as part of the interior renovations.
Construction is set to begin in early 2027 if the design plans are approved. According to the city, the renovation project is expected to take 18 months to complete.
Bon Secours Wellness Arena

The Bon Secours Wellness Arena at 650 N. Academy St. is set to undergo an estimated $282 million transformation. The Design Review Board will review specific design plans for the renovation and expansion of the 15,500-seat arena at the June meeting.
Proposed designs show expanding the arena’s concourse level by 27,898 square feet and the event level by 18,621 square feet. A new main entrance with a large lobby is proposed to be added on the west side of the area. Exterior renovations are also planned for the arena, including enhancing the building’s existing southeast and southwest entrances and renovating the outdoor terrace.

The Greenville Arena District, the arena’s owner and operator, worked with LS3P and Gensler to develop design plans for the project. Other components of the project include a proposed outdoor amphitheater and site enhancements. The Design Review Board will review plans for two additional project components at a later date.
New South Main Street building
New design plans have been created for a proposed mixed-use shell building at 127 S. Main St. in downtown Greenville. The proposed five-story building would contain ground-floor commercial space, residential condos and basement parking.
The project was previously deferred at the Design Review Board’s April meeting.
Architectural, massing and site plan details for the proposed building were refined by the project’s development team, which consists of McMillan Pazdan Smith Architecture, SeamonWhiteside and Caldwell Contractors. Crescent Greenville LLC owns the 0.13-acre property at the corner of South Main Street and Court Street.
