A new mixed-use development is aiming to breathe some life into the former Montgomery Ward building at 111 Main St. in downtown Spartanburg.
The project, called 111 Main, will bring 25 new apartment units, three townhomes, and 2,000 square feet of retail space adjacent to the Montgomery Ward building, along with 5,000 square feet suitable for office space or other retail inside the Montgomery Ward building.

Built in 1925, the building is on the National Register of Historic Places and features original terrazzo floors and 20-foot ceilings.
The project, still in the planning stages with architecture designs from McMillan Pazdan Smith, is likely to begin with construction this fall, according to Andrew Babb, senior associate with NAI Earle Furman.

“This is our sixth project in downtown, and we’re just very bullish on Spartanburg,” Babb said. “We’re seeing a lot of growth. We also represent different property owners downtown and we have very little office space and no retail available. We simply need some more buildings built.”
The apartments will range from one-bedroom to three-bedrooms. The project will be out for bid shortly, at which point a contractor will be selected.
