The final development plan (FDP) for a proposed multi-family residential development in Greenville’s water tower district has been submitted for review at the Sept. Greenville planning commission meeting.
In Nov. 2021, the planning commission board approved the applicant, Melanie Anderson for Johnston Design Group to rezone 1.416 acres from S-1 and RM-1 to PD. When the board approved the rezoning, it required the applicant to submit the FDP to the planning commission for approval.
The project, located at 1007 Hampton Avenue, is a mixed-use development of one apartment building with six affordable units, five workforce housing units, and 44 market-rate units, totaling 55 units.
The historic Thompson Automotive building located there will be used for commercial tenants, as opposed to residential, and has received a certificate of appropriateness from the Design Review Board‘s neighborhood panel in August.
Although not yet approved officially by the board, staff analysis from the agenda indicates its approval with some conditions and comments. Staff recommends the applicant should secure a development agreement with the community development department before requesting a building permit, signage should obtain an individual permit and meets design guideline, and should have an affidavit of substantial compliant before receiving a certificate of occupancy.
