Here’s a recap of the city of Greenville’s Planning Commission meeting from Dec. 15.
Approved: Townhomes on Stone Avenue and Wilton Street
The board approved a revised application from Kerley Construction for new townhomes located on W. Stone Avenue and Wilton Street. This comes after the board deferred the original application at its Nov. 17 hearing to allow for further consideration on “intended revisions as stated by the applicant during that hearing.”
The proposed subdivision will be a single-family attached residential development using existing sidewalks along Stone Avenue and Wilton Street.
Approved: Mobile food units
The board also approved an application from the city of Greenville for a text amendment to allow mobile food units in certain nonresidential districts. This allows food trucks to operate without having to provide seating arrangements. The city already approved food trucks in residential neighborhoods, allowing for block parties and other events.
Approved: Changes to public meetings requirements
Those looking to move forward with developments by annexing parcels of land will have fewer hurdles when it comes to meeting future city approval.
The city of Greenville applied for a text amendment to revise the annexation process by amending 19-2.2.4 Neighborhood meetings.
The changes altered what type of applications would require a neighborhood meeting. The board approved that corporate limits of the city and zoning map amendments associated with annexation petitions would no longer need a neighborhood meeting before being decided upon by the Planning Commission board.
This does not mean that city cannot conduct meetings for the public but only removes the previous requirement for applicants.
It should also be noted that projects would later have to meet approval from the city of Greenville’s Design Review Board, which regularly mandates neighborhood meetings and public input before giving final approval.
Approved: Text amendment for two-thirds majority system
The board approved the agenda’s final text amendment application from the city of Greenville. The amendment allows City Council to approve by using a two-thirds majority system, but only when it comes to Planning Commission-related applications.
Approved: Subdivision on Dean Street and Sullivan Street
The board reviewed and approved an application from Kinder Realty for a subdivision located at Dean Street and Sullivan Street.
The subdivision will have 12 lots and will be a single-family detached residence. There will also be a street alignment as well with the changes occurring on the existing public right of way on Dean street
