PKL Park GVL, a $2.2 million pickleball complex near Unity Park, was approved by the city of Greenville’s Design Review Board Urban Panel on Oct. 19.
Sitting on 3.7 acres at 78 Mayberry St., the complex incorporates the former Mark V Recording Studio building. Originally built in 1961, the 13,000-square-foot structure was granted landmark status and a property tax freeze by the city’s Historic Review Board, also on Oct. 19.
The pickleball complex will feature eight pickleball courts and a mix of entertainment and dining options.
Three 600-square-foot buildings will be built for the project – two will feature four micro restaurants and one will be for restrooms. The existing studio building will also be renovated to house a pro shop, a full bar and a music history display.
Additional elements of the complex include:
- 10,000 square feet of green space with lawn seating
- Raised decks
- A stage with a 20-foot TV wall
- Four ball court pergolas
- A play area
- A parking lot accessed from Delano Drive

Murals highlighting the cultural significance of Mark V Recording Studio and the Southernside neighborhood are also planned for the project. They will be featured on the exterior of the buildings that face Mayberry Field, a planned baseball field at Unity Park.
The new pickleball center is expected to be completed April 2024. The concept was formed by Nick Gilley, president of Base 360 and contractor for Gather GVL, and John Sharkey, co-founder of Greenville Sports Leagues.
The board approved plans for the complex but required a future two-person review of the project’s updated renderings, materials, lighting, landscape design and full-scale mock-up.
