Construction for Gateway at the Green, a 72-unit apartment community in Greenville, kicked off with a groundbreaking ceremony Feb. 29.
Located at 39 Webb Road, the approximately $18 million development will provide affordable workforce housing for renters earning between 20% to 60% of the area median income.
Three energy-efficient residential buildings will be constructed, offering a mix of one-bedroom/one-bathroom, two-bedroom/two-bathroom, and three-bedroom/two-bathroom units. The community will also feature a community clubhouse that will house laundry facilities, a computer lab, a fitness room, a community gathering space and a leasing office.
Gateway at the Green will be created in partnership with Greenville Housing Fund, Gateway Development and Creative Builders. The project also received financing through the South Carolina Housing Authority’s 9% Low-Income Housing Tax Credit program along with funding from the city of Greenville and GHF.

Bryan Brown, GHF’s president and CEO, said Gateway at the Green is located in a strong workforce location. The new affordable housing community sits near Haywood Mall, the Patewood medical campuses, the city’s new public safety complex and more.
“The location is the distinguishing characteristic of this project because of its proximity to so many jobs, so many amenities, so many services,” Brown said.
The project’s construction is expected to be completed in early 2025, said John Mandell, president and COO of Gateway Development.
“If everything stays on track, we expect to deliver our clubhouse in about a year,” Mandell said. “Then we’ll have a sequence. We have three residential buildings and we’ll deliver one at a time, month after month.”
Leasing at the complex is expected to begin in late summer 2025.
