Auro Hotels, a Greenville-based hotel operator and builder, has purchased the Bowater Building in downtown Greenville for $31.25 million.
The property is located at 55 E. Camperdown Way, next to Liberty Bridge and Falls Park.
“For over five decades, Greenville has been our home, and we’re honored to have the opportunity to reimagine this landmark location,” said DJ Rama, president and CEO of Auro Hotels. “This site holds tremendous potential to create something truly special that complements and enhances the vitality of our downtown area.”
The property currently includes a 92,960-square-foot office building and the adjacent 346-space parking garage. The company’s plans for the approximately 2.4-acre property bordering Falls Park were not immediately announced.
A Dec. 27 statement from Auro Hotels said a news conference would be held “following the completion of the design process.”
The Bowater Building was built in 1990 and is currently 22.6% occupied. The site was previously owned by WCM Global Wealth, a local financial services firm.
CBRE, a Greenville-based commercial real estate agency, placed the property on the market in October 2023. The sale was conducted through a bid process, with pricing guidance in the low- to mid-$40 millions. The property sits between several multimillion dollar developments including Camperdown and the Grand Bohemian Lodge Greenville.
Auro Hotels oversees several hotel locations across South Carolina, North Carolina, Georgia, Florida, Virginia, Illinois and India. The company currently operates five hotels in Greenville, along with six restaurants.
