Palmetto Alliance Property Group LLC, a Greenville-based developer, plans to build a new townhome project along Augusta Street.
The $17 million development will include 41 two-story townhomes on approximately 3.5 acres between Paramount Park Baptist Church and the former Modal Hostel. The site is located on the southwestern end of the Haynie-Sirrine neighborhood – one of the city of Greenville’s special emphasis neighborhoods.
Plans for the development were presented at the city’s project preview meeting held Jan. 28 at the Prisma Health Welcome Center at Unity Park.
The 2,000-square-foot townhomes will be priced between $800,000 to $900,000. The standard unit will have three bedrooms and two and a half baths with a loft. Steve McNair, principal at Palmetto Alliance Property Group LLC, said there will be an option for the homeowner to add a fourth bedroom with an additional full bath.

“It’s multigenerational so we think it’ll sell well,” McNair said.
Several of the development’s parcels are zoned MX-2 or mixed-use. Four of the development’s parcels have been requested for rezoning from PD or planned development to MX-2. The rezoning application will need to be reviewed by the city’s Planning Commission and Greenville City Council.
“We’re looking forward to getting past the zoning and then tightening up the site plan and the landscaping,” McNair said.
Construction of the townhomes is expected to begin in early 2026.
