A Maryland-based real estate investment firm plans to build a 175-unit apartment complex in Greenville’s West End.
The Meridian Group presented the proposed development during the city of Greenville’s project preview meeting held Feb. 25 at the Prisma Health Welcome Center in Unity Park.
The unnamed apartment complex would be constructed at 2 Oneal St., rising eight stories above South Academy Street. The structure would drop to six stories on the sloped parcel’s southern end toward downtown Greenville.
Mike McCarthy, TMG’s vice president of residential and industrial, explained that the approximately 1-acre site was selected due to its proximity to the West End and Unity Park. The proposed apartment complex would be TMG’s first development in Greenville.
“We like the job growth and population growth that we’re seeing in this market,” McCarthy said. “People are moving to the Upstate and we want to serve the housing needs of people moving to the market.”
The new apartment building would be directly adjacent to The McClaren, a 246-unit luxury apartment community. Multiple other apartment complexes are located in a close proximity to the proposed development site.
Plans for the apartment complex include a mix of studio, one-, two- and three-bedroom rentals. The complex would also feature a fitness center, pool, club room, rooftop lounge and pet area. Residential parking would be available in an underground parking garage.
Dynamik Design is the architect for the development. The Atlanta-based architecture firm has been involved in several other Greenville projects, including the ongoing County Square development.
Design plans for the proposed apartment complex are expected to be reviewed by the city’s Design Review Board in April. McCarthy said they hope to break ground on the development in December 2025.
