Greenville’s Board of Zoning Appeals will review plans for a rooftop cinema at the County Square redevelopment along University Ridge during its Aug. 14 meeting.
The redevelopment of about 40 acres on the south side of downtown Greenville has been underway for several years, with site preparation nearing completion. The project will feature a blend of commercial, office and residential offerings. It is located on a site which previously held Greenville County’s administrative offices before a new county facility was built next to nearby Church Street.
Among the recently announced amenities is a rooftop cinema, which would sit atop a seven-story parking garage. Plans show that it would operate seven days a week from 10 a.m. to 2 a.m. The application to the Board of Zoning Appeals is for a special exception to operate after midnight.

The rooftop theater is being brought to the city by Rooftop Cinema Club. It plans to show classic movies and serve food and alcoholic beverages. The menu submitted to the board shows theater classics like popcorn and nachos, as well as bigger bites like burgers. On the drinks side, it will offer movie-themed cocktails like a “500 Days of Summer” mojito.
“Our target audience is a family friendly environment,” according to the application. “We screen cult classics and fan favorites for all movie lovers. We want to have people see their favorite movies in a social cinema environment.”
During the same meeting, the board will review an application by downtown bar and restaurant Rey’s to operate after midnight. The menu submitted includes Latin fare such as Colombian hot dogs, arepas and arroz con pollo. It brought a similar application to the board in October 2024.
The Greenville County Square Redevelopment project is located at 301 University Ridge. Rey’s is located at 20 N. Main St.
The city’s Board of Zoning Appeals meets every second Thursday at 4 p.m. at Greenville City Hall, located at 206 S. Main St.
