Greenville-based commercial real estate firm Pintail Capital Partners is expanding its services into property management.
The newly-formed Pintail Property Services will provide full-service commercial property management with a laundry list of offerings, including:
- Year-round, day and night emergency support
- Property inspections and maintenance
- Contractor selection and management
- Construction and project supervision
- Financial reporting
- Operating and capital budgeting
- Critical date tracking
- Tenant relationship management
- Owner and tenant portals
Calling the expansion “a big deal” for the young company, Pintail Capital Partners Director of Marketing Miller Howard said the goal is to provide a one-stop-shop for its clients.
“The addition of Pintail Property Services is especially monumental for us, as we’re adding a service line that really helps to complete our commercial real estate offerings here in the Upstate,” Howard said. “With this addition, there’s really nothing we can’t do for our clients.”
The move comes as Pintail has also expanded the size of its company, growing from just four brokers when the company was founded in 2015, to a team of 15 today.
“Especially as we’re coming up on the wrap of our sixth year in business … we’ve seen a lot of positive change and growth since we opened our doors,” Howard said.
The new offshoot of Pintail will be helmed by Brian Sparks, a member of the Institute of Real Estate Management (REM) and a Certified Property Manager (CPM) with 21 years in the property management industry.
“Property management is not a one-size-fits-all solution,” Sparks said. “Our focus is on tailoring solutions for each owner so they know they’re getting everything they need — and nothing they don’t.”
Sparks will also lead Pintail Property Services’ day-to-day management of retail, office, industrial, flex, medical and mixed-use properties.
“That’s how we provide peace of mind for every client,” he said.
The new addition will be concentrated in the Upstate and allow the company to further cement its roots in the area, Howard said.
“This is unique for us in that many of our current clients are scattered across the country,” Howard said. “Our wide reach combined with our local ties really, we believe, make us a unique player in the CRE industry.”
