Hotels are an essential infrastructure for Greenville’s robust tourism industry. Several new Greenville hotel projects are in various stages of development within the city limits. Here are status updates on five notable developments.
Greenville hotel projects status update
County Square
University Ridge, Greenville

Hospitality options are planned for the $1 billion Greenville Downtown Redevelopment Project. RocaPoint Partners, the developer leading the project, told the Upstate Business Journal that while hotel development remains part of the long-term vision, details have not been finalized.
“Our approach remains market-driven and intentional. We continue to evaluate opportunities to ensure any potential hospitality components align with the project’s broader vision and the evolving needs of downtown Greenville. We will share updates as warranted,” according to the company’s statement.
The 40-acre development along University Ridge will also feature a mix of commercial, office and residential buildings. Site work and roadway reconfiguration have been underway for the project over the last several months.
Bowater Building
55 E. Camperdown Way, Greenville

Auro Hotels’ transformation of the Bowater Building site in downtown Greenville is still in the design phase. The Greenville-based hotel operator and builder purchased the approximately 2.4-acre property in December 2024 for $31.25 million.
The property includes a 92,960-square-foot office building and a 346-space garage. It is located next to Falls Park on the Reedy and the Grand Bohemian Lodge Greenville, a 187-room boutique hotel.
Auro Hotels operates five hotels in Greenville, along with six restaurants and bars. The company recently opened Seratonic Venue & Lounge, a new, downtown music venue.
Enclave Laurens
Laurens Road, Airport Road and North Pleasantburg Drive, Greenville

A new hotel may be constructed as part of the major mixed-use development known as Enclave Laurens. The project is the brainchild of McCall Capital, a Greenville-based private equity firm.
The approximately 23-acre site at the intersection of Laurens Road, Airport Road and North Pleasantburg Drive was rezoned as planned development in 2022. This zoning allows the developer to construct a 125-room hotel on the property.
Matt McCall, development manager with McCall Capital, said the hotel has not been planned out yet. Instead, the development team has focused on the project’s initial phase, a mixed-use structure with 250 multifamily units and approximately 4,200 square feet of retail space.
“We hope that this really enhances the area and brings a lot of new possibilities to the area, and then just kind of see if the hotel still makes sense down the line,” McCall said.
Pendleton Street Hotel
515 Pendleton St., Greenville

Two North Carolina-based real estate developers, Beauxwright and Wintergreen Hospitality, are working to get a four-story hotel off the ground in Greenville’s West End neighborhood. It will sit at the intersection of Pendleton, South Main and Vardry streets.
The new hotel will be part of the Marriott Tribute Portfolio. It will consist of 92 guest rooms, meeting rooms, event spaces, a rooftop terrace and bar, and three ground-floor restaurant and commercial spaces.
The project’s design plans were approved by the city’s Design Review Board in September 2024. Wade Woodworth, a director at Beauxwright, said plans are currently in the city-review process for the project’s building and site permitting.
“We are hoping to break ground soon thereafter,” Woodworth said.
319 Rhett St.
319 Rhett St., Greenville

A mixed-use hotel and residential project is planned at 319 Rhett St. in the West End neighborhood. Pinnacle Partnership, Focus Westend LLC, Gateway Ventures and Dynamik Design are developing the project.
Crystal Hendrickson, vice president of sales and public relations for Pinnacle Partnership, said the development group is currently focused on completing a separate hotel project on the Pelham Road corridor. The project converts an existing office building into an upscale DoubleTree by Hilton. This new hotel is expected to open in early fall.
“Once we are open, we will turn our attention back to 319 Rhett,” Hendrickson said.
