NorthMark Strategies, an investment advisory firm, will invest $2.8 billion to convert the former Kohler manufacturing facility in Spartanburg County into a high-performance computing center.
“Of the more than 100 locations across the country we considered, Spartanburg stood out for its strong community, skilled workforce, dynamic economy and strategic advantages,” said NorthMark President Jen Byrne in a news release sent on behalf of the company.
Byrne added NorthMark is “a leader in high performance computing, driving innovation across artificial intelligence, data science and advanced simulations.”
The facility is located on 4000 S. Pine St., southeast of the city of Spartanburg. The first phases will use an existing 350,000-square-foot warehouse, according to the news release, with later phases redeveloping a 500,000-square-foot plant on the property.
The computing facility will be the company’s fifth in the U.S. and will create at least 27 new jobs. The center is expected to generate much of its own power. A portion of the facility should be operational by the third quarter of 2026.
According to the news release, the investment “is aimed at significantly enhancing NorthMark’s capabilities for future investments and innovation.”
Spartanburg County Council has approved two readings of economic incentives for the project. A third reading is required to finalize the incentives.
“Spartanburg will greatly benefit from this highly unique and dynamic investment for years to come,” said Spartanburg County Councilman David Britt, who chairs the county’s economic development committee, in a news release from the South Carolina Department of Commerce. “What makes this project even more exciting is that it comes at zero cost to taxpayers and places little to no demand on our existing infrastructure.”
