Greenville Transit Authority has officially sold its property in downtown Greenville.
Accente Group Inc., an Upstate-based hotel management and real estate development company, recently purchased the 2.85-acre property on Augusta Street. According to the Greenville County Register of Deeds, the two parcels were purchased for $8.1 million by RNKS Augusta St LLC.
James Keel, public transit director with the city of Greenville, said a purchase and sale agreement was finalized with Accente Group and approved by the Greenville Transit Authority board of directors on Feb. 27. The deed for the property at 106 and 154 Augusta St. was recorded on Aug. 28.
The new property owner plans to create a mixed-use development on the site, according to the minutes of the Greenville Transit Authority’s board of directors meeting on Feb. 27. The two parcels are zoned MXS-D (Downtown Shopfront District), which accommodates the city’s most intense mixed-use developments.
Greenlink’s former maintenance facility and a public parking lot currently sit on the property. The public transit system’s maintenance operations moved to a new facility at 205 Arcadia Drive in 2024. Keel said the proceeds from the property sale will fund the new operations and maintenance facility.
“GTA is thankful to have completed the transaction and looks forward to the Accente Group’s site development,” Keel said.
The Greenville Transit Authority originally released an invitation to bid for the property in 2023. Colliers, in conjunction with Christoper David Properties, was hired in October 2024 to assist with the property sale. Keel said the Greenville Transit Authority received four bids for the property.
Delaware-based Thalweg Capital Management LLC originally made a $10 million bid for the property. The Greenville Transit Authority board of directors authorized the property sale to the limited liability company in December 2024. However, the deal ultimately did not go through.
Two of the bidders planned to purchase the property to use for parking, according to the Greenville Transit Authority’s board of directors Feb. 27 meeting minutes. These plans did not conform to the site’s zoning requirements, so both bidders passed on purchasing the property.
Accente Group’s specific redevelopment plans for the property have yet to be revealed. The property owner signed a voluntary cleanup contract with the South Carolina Department of Environmental Services for the property. According to a sign posted at the site, Accente Group and two other named entities will evaluate the property’s environmental conditions and complete any corrective action needed prior to redeveloping the site.
