Innovative Hospitality and Development prides itself on bringing new life to historic properties and creating unique hospitality concepts for communities across Greenville County.
The development group’s flagship project was refurbishing three historic flour mills in downtown Fountain Inn into a community hub. The Mill at Fountain Inn opened in 2024 and features a food hall, a brewery, a pizza kitchen, an outdoor green space and more.
Bryan Beal, CEO of Innovative Hospitality and Development, and his team are now working on other redevelopment projects in downtown Greer, Fountain Inn and Woodruff. For each project, IHD met with city and community leaders to understand what they are missing in their growing downtowns.
“We want to be unique in what we do,” Beal said. “I want it to be unique and I want it to fit that municipality the way it should.”
Greer
IHD identified a need for more entertainment options in downtown Greer. The development group purchased an abandoned building at 315 Trade St. in 2023 to redevelop it into a new entertainment venue.
Trade Street Social will open this May in downtown Greer. The renovated 6,000-square-foot building features a full-service restaurant and bar serving food, wine, beer and craft cocktails. The venue will also include several golf simulators with lounge seating for patrons to enjoy.
Renovations to the building on Trade Street started in the late summer of 2024 and took seven to eight months to complete. The redevelopment project cost approximately $3 million.
“Downtown Greer is incredible,” Beal said. “They’re expanding downtown in that direction, down Trade Street as well so we can kind of be the next domino to fall going that direction too.”
Fountain Inn
IHD plans to build a new commercial building at 101 S. Main St. in Fountain Inn. The development group purchased the property — an old gas station — in October 2024.
Beal first met with the original property owner three years ago to see if they would sell him the site. He said the property at the corner of South Main Street and Trade Street is the last missing piece of downtown Fountain Inn.
The redevelopment project is currently in the planning phase. The new building will include several commercial tenants. IHD has yet to determine the number of tenants that will occupy the space.
“We’re talking about three individual tenants in here — mostly local businesses all coming in here to bring more to downtown,” Beal said.
Construction is expected to begin on the new building by late summer. Beal hopes that the building’s tenants will be able to open in the first part of 2026.
Woodruff
Beal and his team also plan to renovate a historic building in downtown Woodruff. The 7,800-foot building located at 107 S. Main St. was built in 1880. IHD purchased the two-story building in 2023.
Initial ideas for the renovated building include a unique food and beverage concept with a rooftop patio. IHD is actively working with the city of Woodruff to determine the best use of the space before starting the project’s planning phase. Beal hopes they will start moving forward with the project later this year.
“We want to make sure that we build something lasting that the community is going to use for a long time and be happy with,” Beal said.
Other locations

The company’s project pipeline also includes new projects outside of Greenville County. For example, the developer plans to build a large mixed-use development on the former Kitson Mill site in Greenwood.
The multi-building project will sit on approximately 25 acres at 700 and 900 Kitson St. Approximately 300 apartment units, retail space, green space and parking will be included in the planned development. Beal said the project is currently in the design phase.
The development group will also renovate a historic hotel built in 1813 in downtown Edgefield. IHD purchased the hotel located at 118 Courthouse Square from Preservation South Carolina in May 2024.
Beal and his team plan to complete an approximately $10 million restoration project to transform the historic structure into a 25-room boutique hotel. The renovated hotel will include a full-service restaurant, a speakeasy, retail, outdoor space and more.
“We are in full design mode of that hotel and we’re hoping to break ground sometime this year on that as well,” Beal said
About Bryan Beal
Bryan Beal started Innovative Hospitality and Development in 2021 after moving back to the Upstate. He grew up in New Jersey and is a Furman University graduate.
Fountain Inn Hotel
Innovative Hospitality and Development also helped facilitate the development of the first hotel in downtown Fountain Inn. A 66,000-square-foot Springhill Suites by Marriott is planned at 300 Jones St. next to The Mill at Fountain Inn.
Bryan Beal, CEO of Innovative Hospitality and Development, closed on the 3.1-acre site in August 2023 and the city of Fountain Inn found a hotel developer to take over the property. Clarendon Properties, a North Carolina-based commercial real estate developer, will develop the 109-room hotel. Beal said the developer plans to break ground on the project sometime this year.
